About Noble

Noble Living In Tucson

Noble was born and raised in Tucson. He grew up here, went to school here, and has watched the city change from the inside, which is a different thing entirely from reading about it in a market report. He still gets a kick out of driving past a house he sold years ago and seeing a basketball hoop in the driveway that wasn’t there before.

He’s a Realtor® with Keller Williams Stratton Group, and more than a hundred Tucson families have trusted him with what is usually the biggest decision they’ll ever make. He takes that seriously. No pressure, no scripts, and he will absolutely tell you when a house isn’t right for you, even when it would be easier not to.

The part he likes most happens after the paperwork is done. Plenty of agents vanish once the commission clears. Noble is the one still picking up the phone two years later when you need a plumber, a second opinion on a contractor’s quote, or just someone to tell you the fence is fine and you’re overthinking it. Most of his work these days comes from people he sold to a long time ago, which is about the nicest compliment this job offers.

Outside of all that he’s usually somewhere in the desert, chasing a golf ball around Dove Mountain, hiking Sabino, or eating his way through a city that takes its food seriously. Home is with Sarah, his girlfriend of more than five years and the person who keeps him honest, and their two doodles Rocky, the blonde one, and Louie, the black one, who between them have never once met a stranger.

Three corridors are doing most of the building right now: Vail, Oro Valley, and Marana. Here's what's actually going up in each, and who it suits.

Why It Matters

Bring Your Own Agent, On Your First Visit.

The builder's sales rep works for the builder, not for you. You can almost always have Noble represent you at no cost, but most builders require your agent to register with you on your first visit. Walk in alone and you may lose that option for good. Builder contracts also favor the builder, so it's worth having someone read them with you.

Vail · Southeast

Rocking K

5,000 acres at the base of the Rincon Mountains

The biggest master-planned community in the region right now, and the one with the strongest combination of assets: it backs directly onto Saguaro National Park East, sits inside Vail Unified, and carries a dark-sky designation that makes it a genuine stargazing spot.

  • Builders: Mattamy (Oasis, Covena Pointe, Alamar), D.R. Horton, Del Webb 55+, and others, roughly six national builders active at once
  • Homes: from about 1,400 to 3,340 sq ft across a wide range of one and two-story plans
  • Pricing: generally starting in the mid $300s, Del Webb from the high $300s
  • Amenities: splash pad, pickleball and basketball, event lawn, playgrounds, trail network
  • Schools: Saguaro Creek K-8 inside the community

Noble's take: Best fit if you want new construction with real permanent assets around it. The park adjacency and the school district aren't going anywhere, which matters more for resale than any single floor plan does. Trade-off is the commute, about 25 miles to downtown.

Oro Valley · North

Rancho Vistoso

Northern Oro Valley, 85755

Oro Valley's new construction is concentrated in the northern Rancho Vistoso footprint, with custom and semi-custom activity continuing in Stone Canyon and the hillside parcels. This is the priciest of the three corridors and the most established.

  • Builders: Richmond American at Vistoso Highlands and Vistoso Crossing, Mattamy at Vistoso Trails, plus custom builds in Stone Canyon
  • Homes: townhomes and patio homes on the low end, family plans up to roughly 4,000 sq ft
  • Pricing: production homes from the high $400s; Stone Canyon custom runs from under $600K well past $4M
  • Draw: Amphitheater schools, Catalina State Park, biotech employment, 55+ options at Sun City and Vistoso Trails

Noble's take: The safest long-term hold of the three, and priced accordingly. Strong with relocating retirees and multi-generational buyers. If you want new construction without feeling like you're on the edge of town, this is it.

Marana · Northwest

Mandarina, Monarch & Saguaro Bloom

The I-10 and Tangerine corridor

Marana calls itself the fastest-growing community in Southern Arizona and the permit numbers back it up. One thing buyers get wrong: Gladden Farms sold out of raw land in 2024, so the real new-build action has moved north and west.

  • Builders: KB Home at Reserve and Horizon, Meritage at Mandarina, Lennar at Monarch, Richmond American's Desert Bloom, D.R. Horton at Saguaro Bloom
  • Homes: roughly 1,900 to 3,030 sq ft, up to six bedrooms on some plans
  • Pricing: the widest range of the three, from the $330s into the high $500s
  • Nearby: Tucson Premium Outlets, the Ritz-Carlton at Dove Mountain, CAP Trail, Marana Unified schools
  • Also building: Dove Mountain continues to add phases on the golf side

Noble's take: The best value per square foot right now, and the most builder competition, which means the most negotiating room on incentives. This corridor is doing what Gladden Farms did fifteen years ago.

Before You Sign

Four Things Builders Won't Volunteer.

Incentives beat price cuts. Builders protect their base price to hold comps, but will move on rate buydowns, closing costs, and upgrades.

The Honest Mosaic Quarter Breakdown

A neighborhood level perspective from Noble Living in Tucson

What is Mosaic Quarter?

Mosaic Quarter is a 90-acre, $1.1 billion privately funded sports and entertainment destination being built at Kino Sports Complex South near I-10, Benson Highway, and Country Club Road. The three-phase plan includes major indoor sports venues, restaurants, hotels, public gathering spaces, and an 8,500-seat stadium.

What does this mean for homeowners?

Mosaic Quarter is not developing in isolation. It sits beside The Bridges, a 350-acre mixed-use district with retail, housing, employment, and the UA Tech Park, while ADOT is rebuilding and widening I-10 around Kino Parkway. That combination can improve access, add jobs and amenities, and bring far more daily and event-driven activity to Tucson's south side. Home values will still depend on the specific neighborhood and property.

Neighborhoods I Would Watch

  • South Park: Closest established neighborhood to The Bridges and the Kino corridor. It is likely to feel the added convenience, jobs, and activity first.
  • Pueblo Gardens: Established housing with quick access to Kino, downtown, and I-10. More nearby amenities and investment could strengthen its long-term appeal.
  • Las Vistas / Western Hills II: Nearby south-side neighborhoods worth watching as the broader Ajo-Kino corridor continues to attract development.

My Honest Take

Mosaic Quarter alone does not make a neighborhood a good investment. What interests me is the stacking of projects: Mosaic Quarter, The Bridges, the UA Tech Park, the existing Kino Sports Complex, and the $600 million I-10 rebuild. Together, that creates a stronger long-term case for the Ajo-Kino corridor than any single project would on its own.

Things People Aren't Talking About

  • Traffic and event congestion will likely increase as the district matures.
  • More hotels, restaurants, tournaments, and visitors can support nearby retail and small businesses.
  • Better freeway and interchange access may change how buyers perceive the location.
  • Appreciation will likely be gradual and uneven, not automatic.

Vahi Taa’am is Casino Del Sol’s new 163,000-square-foot property at Grant Road and I-10. It is scheduled to open November 15, 2026, with a 52,334-square-foot gaming floor, dining and bars, a sportsbook, more than 1,200 parking spaces, and approximately 500 jobs.

What does this mean for homeowners?

The project adds jobs, activity, freeway visibility, and new dining and entertainment to central Tucson. That can improve awareness and buyer interest over time. The benefit will not be equal everywhere: homes with convenient access and a buffer from traffic, lighting, and late-night activity are likely to have the strongest resale story.

Areas I Would Watch

  • Flowing Wells: Potential upside from central location, freeway access, and renewed commercial attention. Property condition and street-by-street appeal will still drive value.

I would not buy a home solely because a casino is opening nearby. I would buy a strong property in a stable pocket that also benefits from improved access, jobs, and amenities. The best real estate outcome is convenience without direct exposure to the project’s traffic and late-night activity.

  • Nighttime lighting and road noise can matter more than straight-line distance.

5 Year Outlook

My expectation is that Vahi Taa’am becomes a recognizable central-Tucson anchor. The broader area may gain services, attention, and redevelopment interest first, followed by gradual support for nearby home values. The strongest performance should come from well-kept homes in quieter pockets with easy access, not necessarily the properties closest to the casino.

What is Uptown?

Uptown is the redevelopment of the former Foothills Mall at Ina Road and La Cholla Boulevard into a mixed use destination with apartments, restaurants, retail, entertainment, office space, hotels, and community gathering areas. This is one of the most significant redevelopment projects on Tucson’s northwest side.

What does this mean for homeowners?

Large mixed use developments often increase convenience and desirability. Homes within a short drive may see stronger buyer demand over time, but every neighborhood reacts differently depending on price point, condition, schools, and available inventory.

Neighborhoods I Would Watch

  • Casas Adobes: Great long term appeal because of established neighborhoods, mature landscaping, and proximity.
  • Northwest Tucson: Buyers wanting newer homes with shopping nearby should continue to keep an eye here.
  • Oro Valley: Already a highly desirable market. Uptown adds another nearby amenity, but I would not expect the same percentage impact as areas closer to the project.
